An EPC estimates primary energy consumption and associated emissions for only certain elements of a property, so does not represent all emissions. Notably it does not include emissions from domestic sources such as cooking, white goods and entertainment. Primary energy sources can be: electricity from the grid, mains gas or LPG; heating oil; coal; and biomass. On-site renewable generation estimates are used to offset these. The Commercial Energy Performance Certificate is designed to act as a benchmark for the energy efficiency of the commercial buildings, and industrial units that is both visible and quantifiable. The certificate is similar to the Domestic Energy Performance Certificate in appearance but the work involved is wholly different. There qualification to become a Commercial Energy Assessor is much more detailed and skilled. The EPC will show the energy efficiency rating on an A–G rating scale and it will also include recommendations on how to improve energy efficiency. For a building to fall within the requirement for an EPC it must have a roof and walls and use energy to condition the indoor climate. Services considered to condition the indoor climate are the following fixed services: heating, mechanical ventilation or air-conditioning. Although the provision of hot water is a fixed building service, it does not condition the indoor environment and would not, therefore, be a trigger for an EPC. Minimum Requirements For Commercial EPC Ratings

An EPC includes information on what the energy efficiency rating could be if you made the recommended improvements and highlights cost effective ways to achieve a better rating. Even if you rent your home, you could still implement some improvements noted on the EPC, such as switching to more energy efficient light bulbs. A person with an interest in, or in occupation of, a building, must cooperate with any seller or landlord to enable them to comply with requirement to make an EPC available. They must also allow access to the building to any energy assessor appointed by the seller or landlord. The penalty for obstructing an enforcement officer or for imitating an enforcement officer is a fine not exceeding level 5 on the standard scale, upon summary conviction. However, at the time when the building is sold or re-let, then a new EPC will be required and MEES will apply to the new letting or existing letting post April 2023. Conducting viability appraisals with respect to mees regulations is useful from the outset of any project.

From 1 October 2008, an EPC will be required whenever a building in the social or private rented sectors is let to a new tenant. A building can be: the whole of a building; or part of a building where the part is designed or altered to be used separately. When constructing new buildings, or carrying out certain types of refurbishment or modification work, it is the person responsible for construction - usually the builder - who must provide an EPC - see Energy Performance Certificates for newly built business premises[3]. Most buyers these days will know the financial implications of buying a property with a lower EPC rating and it’s very possible in the future that taxes and benefits will be increasingly tied to a property’s EPC, making the cost of reducing the carbon emissions a factor that should be considered when buying. It is also worth noting that since April 2012, an EPC rating of band D or higher has been needed if you want to have solar panels installed and receive the standard rate from the ‘Feed-in Tariff’. Commercial EPCs help to evaluate the energy efficiency of a building, and ways in which this could potentially be improved. A commercial EPC is required for any commercial property that is being sold, let or built. The certificate must be obtained before the property can be sold or rented out. If the EPC rating of a building exceeds the minimum requirements, the landlords will be required to make the necessary changes. As a result of the modifications, they must have obtained an EPC grade of “B” or above by April 1, 2030. In some instances, the government may provide exceptions to the conditions above. In addition, the government will increase the fine for not possessing a valid EPC certificate from £5,000 to £30,000 by 2025. Energy Performance Certificates - or EPCs - tell you how energy efficient a property is on a scale of A-G. The most efficient homes - which should have the lowest fuel bills - are in band A. The Certificate also tells you, on a scale of A-G, about the impact the home has on the environment. Better-rated homes should have less impact through Carbon Dioxide (CO2) emissions. There are multiple approaches to facilitating a commercial epc in the workplace.

An EPC in England and Wales lasts for ten years, unless major work has been undertaken at the property. You can have your property reassessed at any time, for example, you might have made energy efficiency changes and want the rating to reflect this. Note, that once you have a new certificate issued it supersedes all previous certificates. So, if your rating goes down you can’t use an older certificate, even if that has not reached the ten-year limit. Tighter regulations mean that, even though you can legally live in an F-rated or G-rated property as a homeowner, you can’t rent it to tenants. This helps tenants to enjoy a better living environment and lower heating bills, while also avoiding unnecessary greenhouse gas emissions. The landlord must commission an EPC and ensure a copy of it, including the recommendation report, is available3 free of charge to prospective tenants at the earliest opportunity. As a minimum, this should be when prospective tenants are first given written information about a dwelling or are arranging to view it, and before any rental contract is entered into. A copy of the EPC (rating and recommendation report) must be given free of charge to the person who ultimately becomes the tenant before any rental contract is entered into. Based on the information collected on the building, an EPC will recommend a range of measures to upgrade the building and make it more energy efficient. It can recommend simple changes, like insulating water tanks and pipes, through to more significant structural updates such as internal wall insulation or installing solar panels. Net zero, sustainable construction, responsible retrofit, water neutrality. There are a lot of phrases to get your head around. But it’s simple, really. Energy efficiency is taking steps to lower your energy use in order to minimise carbon commissions and, as a result, do your bit to tackle climate change.
